We are looking for a highly motivated Analyst to join our Development team in San Francisco. In this role, you will support development, asset management, and leasing initiatives across the West Coast which includes approximately $3 Billion in projects currently underway as well as a pipeline in excess of $3 Billion. This unique hybrid role reports directly to the Associate Director of Development with a “dotted line” relationship to our Director of Life Sciences, West Coast.

As a member of this team, you will be responsible for:
• Liaising with internal and external groups to gather supporting details and information for various development projects/opportunities;
• Assisting with managing project budgets, including liaising with accounting on actuals and projecting future spend amounts
• Researching and collecting information to underwrite potential pre-development projects and potential new opportunities;
• Assisting with redevelopment opportunity analysis, as well as cash flow and net effective rent calculations
• Assisting in the preparation of presentations to Oxford’s Investment Committee;
• Underwriting real estate development opportunities by assisting in the creation of pro-forma financial models for existing and/or future projects; across multiple product types (Life Sciences R+D, retail, office, and multi-family);
• Calculating and analyzing prospective new deals and accurately present on various return metrics based on potentially complicated deal structures
• Running lease and cost sensitivity analysis for development projects;
• Working with Oxford’s Investment team to underwrite potential development related acquisitions;
• Attending various meeting types and taking minutes and organizing support information
• Providing analytical and written support to Development, Construction, and Leasing leads for monthly reporting and accruals
• Insightfully discuss and interpret results, identify key development considerations and risks.
To succeed in this role, you have:
• Undergraduate degree in Finance, Business, Real Estate, Urban Planning/Development, Engineering, or equivalent experience and training (i.e. four years of financial training or experience in real estate or related field)
• 2+ year of work experience in a real estate, engineering, private equity, investment banking or a professional advisory firm is considered an asset but not required
• Highly proficient in Microsoft Excel (financial modeling), familiarity with ARGUS Enterprise required
• Self-motivated individual with a strong work ethic and a high level of attention to detail
• Strong leadership, interpersonal, verbal and written communication, problem solving and project management skills
• Ability to work well under pressure with multiple competing deadlines
• Work effectively in a team environment and independently as required
