Reconstructing the American Dream
 
This program will present research and finding to examine solutions to address Family Renter Housing, as a Response to the changing growth Dynamics of the Next Decade.
 
This report demonstrates the changing demand dynamics for family-oriented rental housing, illustrates the new and exciting development typologies that are responding to this opportunity, and discusses the barriers that have stood—and continue to stand—in the way of construction.
 
Four main objectives of our program
 
1.Participants should be able to identify the development process in current real time demands related to the following housing types and models
  • Suburban Rental Apartments
  • Suburban Single-Family Rentals
  • Rental Townhouses
  • Detached and Attached Apartments
  • Urban Rental Apartments for Families
  • Mixed-Income and Affordable Housing
2. Participants should be able to evaluate roadblocks to market evolution within the existing demands such as Regional Housing Needs Assessment, and factors such as zoning evolution and potential paths to Public Private approach that allows for movement forward.
 
3. Participants should be able to explain the historic trends and patterns of development and systemic racism that have led to inequity in home ownership as an inroad to wealth and opportunity within the United States.
 
4. Participants should be able to discuss What the COVID-19 Public Health and Economic Crisis might mean for Family Renter Housing.
 
About the ULI Terwilliger Center:
The goal of the Urban Land Institute Terwilliger Center for Housing is to advance best practices in residential development and public policy and to support ULI members and local communities in creating and sustaining a full spectrum of housing opportunities, particularly for low- and moderate-income households. Established in 2007 with a gift from longtime member and former ULI chairman J. Ronald Terwilliger, the Center integrates ULI’s wide-ranging housing activities into a program of work with three objectives: to catalyze the production of housing, provide thought leadership on the housing industry, and inspire a broader commitment to housing. Terwilliger Center activities include developing practical tools to help developers of affordable housing, engagement with members and housing industry leaders, research and publications, a housing awards program, and an annual housing conference.

Derek Wyatt

Managing Director, RCLCO

Derek Wyatt is a Managing Director based in RCLCO’s Los Angeles office. Since joining the firm in 2010, Derek has worked closely with RCLCO’s clients in the public and private sectors to provide strategic recommendations in the real estate sector. Derek’s experience as a project manager at RCLCO stretches across all of the firm’s practice groups, with an emphasis on market feasibility analyses, financial analyses, as well as strategy development and implementation for large-scale land developments and urban, infill projects. Derek played a pivotal role in establishing RCLCO’s Institutional Advisory Group and has been essential in developing internal methodologies and models. His work with the firm’s institutional clients includes analyses of portfolios and allocations, the development of long-term pacing plans, and the selection of investments and managers. Derek currently focuses on work in RCLCO’s Urban Real Estate and Community and Resort Advisory Groups. Through his experience in these groups, Derek has analyzed every development typology in the marketplace and provides a studied understanding of the market and financial dynamics driving development potential for projects, ranging from urban mixed-use developments to suburban master-planned communities. Derek holds a Bachelor of Arts in Economics from the University of California, Berkeley.

Denise Pinkston

Partner, TMG Partners

Denise Pinkston has over 30 years of experience in real estate including acquisitions, asset and construction management, marketing, leasing, planning/entitlements, transit and green building program development, and public affairs. Denise was named one of the Bay Area’s Most Influential Women in Bay Area Business by the San Francisco Business Times in 2012, 2013, 2016 and was named to their Forever Influential Honor Roll in 2014. Denise directed Current Planning, Code Enforcement, Housing, and Redevelopment as the Marin County Planning Services Coordinator. She has also served as a planning commissioner, chamber of commerce board member, and instructor at San Francisco State University. Denise has taught at the Lorry I. Lokey Graduate School of Business at Mills College. Denise has been involved in infill housing and alternative transportation innovations in the Bay Area including:  Founding and serving as the Board President of the Casita Coalition, which advocates for small homes - ADUs, cottage clusters, and duplexes - to help improve housing choice and opportunity throughout California.  Founding and serving as Founding Member, Chief Executive and Board Chair for Mountain View’s first privately funded shared shuttle MVGO, serving as Board Chair of the Emeryville TMA operator of the EmeryGoRound shuttle;  Chairing the Bay Area Council Housing and Sustainable Development Committee where she wrote and lobbied SB1069 to expand second units as an affordable housing source in California. Chair and Vice Chair of the Berkeley Zoning Adjustments Board, a member of the SPUR Housing Committee; and  Technical Committee ABAG/MTC Committee to House the Bay Area (CASA)  Jobs and Housing Coalition Legacy Award 2018 with personal recognition from State of California Assembly and Senate, Oakland City Council, Alameda County Board of Supervisors for leadership in Bay Area and California. Denise attended the University of California at Berkeley where she earned a B.A. in History, and a Masters in City and Regional Planning.
