ULI San Francisco is pleased to announce the continuation of Boardroom After Dark! These intimate dinner gatherings bring a small group of lucky ULI members together with some of the Bay Area’s most dynamic and engaging real estate leaders.
This is a unique opportunity to get up-close-and-personal with some of the real estate professionals who are making things happen in the San Francisco Bay Area. The conversations will explore how they are changing the public engagement process, raising capital, and creatively adapting existing spaces. Career paths and personal anecdotes that have contributed (or not) to their success will be another topic of discussion.
Dinners are held between 5:30 p.m. – 7:30 p.m. in a private room at Il Fornaio, 1265 Battery Street. This season’s dinners are scheduled for:

Selection Process:
A short, five minute application is required to understand your goals of the dinner and includes ranking the dinner choices in order of preference so that we may assure that each registrant has the opportunity to attend an event. A maximum of 11 ULI members may attend each Boardroom event and we will do our best to match you with one of your top choices. If we are unable to accommodate you for this round of dinners, we will attempt to provide you with top consideration for our third installment.
Payment:
Payment is due at the time a member is selected to register for an event. Failure to attend your assigned dinner will affect future dinner event opportunities. Dinner & drinks will be pre-arranged.
ULI Members only: $95 (all-inclusive food & wine).
Attendance Policy:
Attendance at the Boardroom After Dark dinner events is extremely limited and attendees are selected with an eye toward facilitating a dynamic conversation. Due to the limited capacity of this program, refunds are not available.

Rachel Flynn,
Department of Planning and Building, City of Oakland
Rachel Flynn kicks off this year’s Boardroom After Dark series, having just been named one of the Most Influential Women in Real Estate by the San Francisco Business Times in 2016!
Ms. Flynn joined the City of Oakland in 2013 as Director of Planning and Building. She has thirty years of experience in architecture, urban planning, and design. Ms. Flynn is a licensed architect and practiced in the private sector with Cannon Design in New York City; Boston; Toronto; Tel Aviv; and Washington, D.C. Ms. Flynn previously served as Director of Planning and Development for Richmond, the capital of Virginia, as well as for Lynchburg, Virginia. Prior to Ms. Flynn’s arrival in Oakland, she was Director of Planning for Otak International in its Abu Dhabi office. Ms. Flynn has led multiple efforts on master plans, zoning ordinance updates, historic preservation, and downtown/waterfront redevelopment, and has received multiple awards and recognitions from entities such as the American Institute of Architects, the American Planning Association, the Chamber of Commerce, and the Sierra Club. Ms. Flynn is a graduate of Catholic University and Harvard University.
Linda Mandolini, President
Eden Housing, Inc.
Linda Mandolini has served Eden Housing as a Project Developer, as Director of Real Estate Development, and since 2001, as Executive Director and President. Eden Housing is one of California’s oldest non-profit housing development companies and has developed or acquired 7,770 units throughout California. Linda oversees affordable housing production, resident support services, and property management components of the organization. She is guided in her work by Eden Housing’s active volunteer board of directors. Linda held various community development positions in Boston prior to moving to California in 1996. She served as Director of Transportation and Land Use Development at the Silicon Valley Manufacturing group in Silicon Valley. Linda received her BA degree from Wheaton College in Massachusetts, and earned an MBA at Boston University.
Linda is the Chair of The California Housing Consortium, and serves as a Board Member and Immediate Past Chair to The Housing Trust of Silicon Valley. She also serves on Board of Governors for the National Housing Conference as well as the Advisory Board for Enterprise Communities Network.
Linda has been honored with the 2008 East Bay Business Times “Women of Distinction” award, 2011 and 2014 SF Business Times “Bay Area’s Most Influential Women” award, 2011 SF Business Times “Northern California Real Estate Women of Influence” award, and 2011 Affordable Housing Management Association (AHMA) Pioneer Award. Linda is an avid bicyclist and is a dedicated member of Leukemia & Lymphoma Society’s Team in Training.
Constance B. Moore
Former President and Chief Executive Officer BRE Properties, Inc.
Constance B. Moore served as BRE’s president and chief executive officer from 2005 until the completion of the merger with Essex Property Trust in 2014. Ms. Moore also served as a member of BRE’s board of directors since 2002.
Ms. Moore has more than 40 years of experience in the real estate industry. Prior to joining BRE in 2002, she was the managing director of Security Capital Group & Affiliates. From 1993 to 2002, Moore held several executive positions with Security Capital Group, including co-chairman and chief operating officer of Archstone Communities Trust. She held the same position at Security Capital Atlantic, Inc., a predecessor of Archstone, playing an instrumental role in its initial public offering. During her tenure at Security Capital Group, she served on the boards of directors of both public and private companies owned or controlled by that organization.
Ms. Moore has been recognized as one of the most influential women in the San Francisco business community by the San Francisco Business Times; honored as the 2010 Distinguished Alumna for the College of Business at San Jose State University; a 2011 Hall of Fame recipient from the Allen Matkins Northern California Women of Influence and was most recently named as the 2014 Person of the Year for the Golden Gate Chapter of Lambda Alpha International.
Ms. Moore holds an M.B.A. from the University of California, Berkeley, Haas School of Business, and a bachelor’s degree from San Jose State University. She was the 2009 Chair of the National Association of Real Estate Investment Trusts (NAREIT). She is the Chair of the Policy Advisory Board for the Fisher Center for Real Estate & Urban Economics at UC Berkeley; a member of the Board of Directors of the Haas School of Business at UC Berkeley; a Governor and Trustee of the Urban Land Institute, as well as a member of the ULI Foundation Board; a member of the Board of Trustees of the City of Hope; a member of the San Jose State University Tower Foundation; a member of the Board of Directors of Bridge Housing; a member of the Board of Directors for Civeo Corporation (NYSE: CVEO) and is a member of its Audit and Compensation Committees; and a member of the Board of Directors of Tri Pointe Group (NYSE:TPH) and is the Chair of its Compensation Committee
Melinda Ellis Evers
Ellis Partners LLC
Melinda Ellis Evers is a founding partner and Co-Managing Principal of Ellis Partners LLC, a real estate investment firm specializing in the acquisition, renovation and development of in-fill commercial properties in Northern California. Since its formation in 1993, Ellis Partners has completed the acquisition and development of assets totaling over $2.5 billion in value, including historic renovations, adaptive re-use projects and ground-up development.
Ms. Evers has extensive experience with the acquisition, management, financing and disposition of all types of real estate assets, including office, industrial and retail uses. Ms. Evers started her real estate career with A.R. Jarvis & Company, a regional mortgage brokerage firm and spent seven years in acquisitions and portfolio management with Grubb & Ellis Realty Advisers prior to the founding of Ellis Partners.
Ms. Evers holds a Bachelor of Arts in Economics from the University of California, Berkeley, and a Masters of Business Administration from the Stanford Graduate School of Business. She is a Member of the Lambda Alpha Land Economics Honor Society, the Urban Land Institute, the Stanford Professionals in Real Estate, and the Policy Advisory Board of the Fisher Center for Real Estate and Urban Economics, and is a guest lecturer at the Stanford Graduate School of Business and the UC Berkeley Haas School of Business. Ms. Evers’ past board affiliations include The Foundation for San Francisco’s Architectural Heritage, Bay Area Mortgage Association, Homeless Prenatal Program and San Francisco Day School. She is currently a trustee of the San Francisco Child Abuse Prevention Center. Ms. Evers lives in San Francisco with her husband and three daughters.
Jeanne Myerson
Incoming Chief Executive Officer of ULI’s Americas Region
Ms. Myerson is the former Chief Executive Officer of The Swig Company, a national commercial real estate investment company. She was previously President and Chief Executive Officer of the Bailard, Biehl & Kaiser Real Estate Investment Trust. Earlier in her career, she held positions with NeXT Computer, Inc., and Metropolitan Life Real Estate Investments.
Ms. Myerson presently serves on the Board of Berkshire Group, a national developer, owner and manager of multifamily properties, the Advisory Board of Mosaic Real Estate Investors, LLC, on the Northern California Advisory Committee of Presidio Bank and was previously on the Board of NYSE-listed BRE Properties, Inc. She is also a member of Lambda Alpha and is on the Boards of Bay Area non-profits SPUR and BuildPublic.
Ms. Myerson will join ULI’s staff as the Chief Executive Officer of ULI’s Americas Region on June 28, 2016. In that capacity, she will provide executive leadership and strategic direction in the areas of regional programs and services, member networks (including ULI’s product councils and district councils), industry outreach, and new partnerships.
Ms. Myerson graduated from Grinnell College, and received her Master’s in City and Regional Planning from Harvard University.
Kim Diamond
7×7 Development
A Principal and Co-Founder of 7×7 Development, Kim Diamond has over 17 years experience in the multifamily development business, specializing in both condominium and rental development projects. 7×7 is an innovative, community-focused real estate development and investment firm, born out of the desire to contribute a new chapter to San Francisco’s colorful and unconventional story. 7×7’s core investment strategy is to acquire, entitle and develop new residential and mixed-use communities on underutilized infill sites in San Francisco.
Prior to forming 7×7, in early 2009, Ms. Diamond formed ev8 to provide clients with a broad array of real estate development and advisory services, including asset acquisition strategies, entitlement management and community and stakeholder outreach. ev8’s clients included: Trumark Urban, Lennar Urban, Avalon Bay, Sack Properties, Bard Consulting, among others. Prior to forming ev8, Ms. Diamond was Senior Manager of Land Acquisitions and Entitlements at Pulte Homes. At Pulte, Ms. Diamond was responsible for sourcing and underwriting new, high-density, for-sale land acquisition opportunities in San Francisco and the East Bay and securing project entitlements. She also served as the Northern California representative on Pulte’s national “Green Team” to spearhead green building efforts and initiatives.
Previously, Ms. Diamond worked as a Project Director at Catellus, a developer of large-scale urban development projects. At Catellus, she managed entitlements, financing, design and construction of a variety of master planned and urban infill rental and for-sale residential communities throughout the Bay Area, resulting in over 1,000 housing units entitled and built. Prior to working at Catellus, Ms. Diamond was a Project Associate at Moore Iacofano Goltsman (MIG), a planning firm involved in community outreach and public information programs.
Ms. Diamond received her Master of Arts in Urban Planning at the University of California at Los Angeles and a bachelor’s degree from Tufts University, with a concentration in urban design and planning. She currently sits on the Board of the Urban Land Institute’s San Francisco District Council, serving as Chair of Mission Advancement and past Chair of the Program’s Committee. Ms. Diamond is also a member of Lambda Alpha International, the former Chair of the Green Working Group for the Building Industry Association of the Bay Area and a current Board Member for Lao Family Services, a social services organization focused on immigrant communities.
